StrataXcel was founded by someone who sat on an OC committee and watched thousands of dollars disappear into management fees, with little to show for it.
The founding story
In 2023, our founder Nick was the chairperson of a small 6-lot townhouse complex in Melbourne. Every year, the OC paid over $2,400 in management fees. Emails took a week to get answered. The AGM was always rushed and poorly organised. And when Nick asked for a breakdown of what they were actually paying for, the answer was vague.
Nick started asking other small OC owners about their experiences. The story was the same everywhere: high fees, low priority, poor communication. Big strata managers simply didn't care about small townhouse communities because they weren't profitable enough.
So Nick asked a simple question: What if we built a strata management company specifically for small OCs? One that used modern technology to cut admin costs, had no franchise overhead, and actually cared about the sites it managed?
StrataXcel was born from that question. Today, we manage over 50 small Owners Corporations across Victoria, saving our clients an average of $1,500 per year each.

Nick founded StrataXcel after experiencing firsthand the frustrations of paying high fees for poor service at his own Owners Corporation. With a background in technology and property, he set out to prove that strata management could be better and more affordable.
