1. About These Terms

These terms govern your use of the StrataXcel website, including the savings calculator, health check tools and contact forms. By using the site you agree to them. Management of an owners corporation is governed by a separate written contract of appointment made with the owners corporation under the Owners Corporations Act 2006 (Vic) — not by these website terms.

2. Website Tools and Estimates

The savings calculator, fee benchmarks and health check outputs are general estimates only. They are based on the information you enter and typical market figures, and do not constitute a quote, financial advice or legal advice. Actual fees, insurance premiums and building costs are confirmed in a written proposal for your specific building.

3. Our Pricing

The advertised $99 per lot per year management fee covers the standard management services described on our pricing page. Building running costs (such as insurance premiums, utilities, maintenance and gardening) are expenses of the owners corporation and are additional to the management fee under any manager. Pricing may change; the fee applying to your building is the one stated in your contract of appointment.

4. Acceptable Use

You must not misuse the site: no attempting to gain unauthorised access, scraping at scale, submitting false or misleading information through our forms, or using the site for any unlawful purpose. We may block access where we reasonably suspect misuse.

5. Intellectual Property

All content on this site — text, design, logos, calculators and guides — is owned by or licensed to StrataXcel. You may view and print content for personal, non-commercial use. Any other reproduction requires our written permission.

6. Liability

To the extent permitted by law, we exclude liability for loss arising from reliance on website content or tools, from site unavailability, or from third-party links. Nothing in these terms excludes rights you have under the Australian Consumer Law that cannot be excluded. Where liability cannot be excluded but can be limited, it is limited to resupplying the relevant service.
