StrataXcel ("we", "us", "our") provides owners corporation management services in Victoria, Australia. We are committed to protecting personal information in accordance with the Privacy Act 1988 (Cth) and the Australian Privacy Principles (APPs). This policy explains what we collect, why, and how you can access or correct it.

2. Information We Collect

We may collect the following personal information:

• Contact details — name, email address, phone number and postal address, provided through our forms, calculator, health check or when you become an owner in a building we manage.
• Property information — lot and plan details, levy and payment history, correspondence, and records the owners corporation is required to keep under the Owners Corporations Act 2006 (Vic).
• Financial information — bank details supplied for levy payments or refunds, processed through secure third-party payment providers.
• Website usage data — pages visited and device information collected through analytics, used in aggregate to improve the site.

3. How We Use Your Information

• Providing owners corporation management services and responding to enquiries
• Issuing levy notices, meeting notices, minutes and statutory documents
• Arranging insurance, maintenance and contractor services for your building
• Preparing owners corporation certificates for lot sales
• Complying with our legal obligations under Victorian and Commonwealth law
• Sending information you have requested, such as health check results or savings estimates

We do not sell personal information. We do not send marketing communications unless you have asked for them, and every marketing email includes an unsubscribe link.

4. Disclosure

We disclose personal information only where necessary to deliver our services or where required by law: to insurers and brokers arranging owners corporation cover; to contractors performing building work; to conveyancers and purchasers through statutory certificates; to professional advisers; and to regulators including Consumer Affairs Victoria. Lot owner information contained in the owners corporation register is accessible as required by the Owners Corporations Act 2006 (Vic).

5. Storage and Security

Records are stored in secure, access-controlled cloud systems hosted in Australia where practicable. We use encryption in transit, role-based access and regular backups. We retain owners corporation records for the periods required by law and destroy or de-identify personal information when it is no longer needed.

6. Access and Correction

You may request access to, or correction of, the personal information we hold about you by emailing info@strataxcel.com. We respond within 30 days. If you believe we have breached the APPs, contact us first; if unresolved, you may complain to the Office of the Australian Information Commissioner (oaic.gov.au).
